Eviction Notice Periods Changes

As the government continues to wean the country off Covid-19 related support packages, further changes have been introduced to eviction notice periods.

From the beginning of October notice periods are returning to normal. That means that any landlord giving a notice requiring possession via either a Section 21 or Section 8 notice, will need to give two months notice, rather than the six months period required under the Coronavirus Legislation. This will be a welcome relief to many landlords struggling with sustainability of tenancies due to various breaches of contract, most notably arrears. Whilst it is recognised that many tenants are still facing financial hardship as the economy slowly gets back to normal, it is important that the rental sector in particular is supported. This will enable everyone to know where they stand and will support investment in the sector, which will in turn improve choice and affordability for tenants.
