Your right to request a pet under your tenancy
You have the right to request permission to keep a pet at the property. We will not unreasonably refuse a request; however, as we act on behalf of the landlord, we may ask for reasonable information to enable the landlord to assess whether the pet is suitable for the property and that you are able to care for it appropriately.
Before completing this form, you must read the Pet Behaviour Policy set out below. This forms part of the conditions under which any pet may be approved.
PET BEHAVIOUR POLICY
Where permission is granted for a pet to be kept at the property, you must ensure that both you and your pet comply with the requirements set out in this policy.
These requirements are in place to ensure pets are properly cared for, do not cause nuisance to others, and do not result in damage to the property or any shared areas.
Failure to comply with this policy will be considered a breach of your tenancy agreement, and appropriate action may be taken. This may include steps to prevent further breaches and, where necessary, action to regain possession of the property.
Requests for Additional Pets
- Permission is granted for the specific pet approved only.
- You must not keep any additional pets at the property without prior written consent.
Caring for Your Pet
- You must ensure your pet is properly cared for in accordance with the Animal Welfare Act 2006, including providing a suitable environment, appropriate diet, regular exercise, and necessary healthcare.
- Pets must not be left unattended at the property without suitable care arrangements in place (for example, boarding or a pet sitter where appropriate).
- Pets must be appropriately vaccinated and receive regular flea and worm treatments where required.
- Cats, dogs, and any other applicable pets must be microchipped in line with current regulations.
- Where appropriate, pets should be neutered or spayed.
- If there are concerns that a pet is being mistreated or abandoned, we may contact a relevant animal welfare organisation or veterinary professional.
Use of the Property
- Pets must be kept within the property and must not be kept in communal or shared areas (such as hallways, stairwells, or other common parts).
- Pets must not cause damage to the property or any communal areas. Any damage must be reported promptly and will be the tenant’s responsibility to rectify.
- You are responsible for any damage caused by your pet to your belongings, the landlord’s property, or other tenants’ belongings.
- Pets must not foul inside the property or in communal areas. Any fouling must be cleaned immediately and disposed of hygienically.
- Breeding animals for commercial purposes at the property is not permitted.
- The property and any shared areas must be kept clean and free from pests or parasites.
- You must not make any alterations to the property (such as installing cat flaps) without prior written consent.
Dogs
- Dogs must not be left alone in the property for extended periods (generally no more than four hours at a time) and must not cause damage when left unsupervised.
- Dogs must be kept on a lead in all communal areas.
- Dogs must not be allowed outside the property unsupervised.
Preventing Nuisance
- You must ensure your pet does not cause nuisance to neighbours, other tenants, the landlord, or anyone attending the property.
- Nuisance may include (but is not limited to):
a. Roaming or unattended animals
b. Fouling in neighbouring or communal areas
c. Excessive noise
d. Keeping an unreasonable number of animals
e. Unpleasant odours
f. Threatening or aggressive behaviour towards people or other animals - If nuisance occurs, you will be notified and required to resolve the issue. Continued breaches may result in further action being taken, including possession proceedings where necessary. Relevant authorities may also be informed if appropriate.
End of Tenancy
- At the end of the tenancy, the property and any shared areas must be returned in the same condition as at the start of the tenancy, allowing for fair wear and tear. This includes ensuring the removal of pet odours, hair, and any pests such as fleas.
To enable us to consider your request, it must be submitted in writing and include full details of the pet you wish to keep. The information provided will be shared with the landlord, who will make the final decision. We will normally respond to a complete request within 28 days.
In some cases, we may need to request additional information or seek consent from a superior landlord. Where this applies, a final decision may be provided within seven days of receiving the additional information or a response from the superior landlord.
