Rick Walton: Staff Profile

rick walton

Despite having a degree & earning a good salary as a consultant mechanical engineer, it was in 2006 that Rick realised that he was not particularly financially literate. Being a self-employed consultant with little pension plan to speak of Rick soon realised that when he stopped working the money stopped coming in. With a growing frustration in the day job, no pension plan and coupled with the recent loss of his mother-in-law to bowel cancer, Rick knew that things had to change – life is too short not to be following your dreams.

Having stumbled across the book “Rich Dad, Poor Dad” by Robert T Kiyosaki in mid 2005, it wasn’t until September 2006 that Rick gained the courage to leave the day job and embarked on a future in property investing and the dizzy heights of becoming a portfolio landlord.

Rick prides himself on keeping up-to-date with the latest rules and regulation changes and continues to invest using creative financing techniques to further grow his existing portfolio which he and his wife have built up steadily since 2006.

Starting out with a strong focus on cashflow and investing predominantly in the South-East in Buy-To-Lets and Houses in Multiple Occupation, Rick is now focussing his efforts on joining forces with other investment partners on larger refurbishment and development opportunities whilst inspiring others to gain financial independence through property. Rick is also co-owner of an independent lettings agency, Lifeboat Lettings, which specialises in HMO management and Buy-To-Lets across Kent.

Rick is a keen business and property networker and saw an opportunity in his local marketplace to run Property & Entrepreneurial Network Kent for four years (2011-14) to bring fellow investors, new and experienced, together to share ideas and opportunities in today’s market. It was only closed in December 2014 so Rick could continue to focus on his growing investment portfolio, which by working with his business partner Richard Poynter (a former colleague from his day job no less !), he’s added another 52 units worth over £5.25M+ in the last few years alone !

His main roles within The Property Lifeboat and Lifeboat Lettings are around Finance raising, Maintenance & Refurbishments, IT Technical Support, Strategy and Operational Management.

Outside of the business, his other interests include many outdoor pursuits including snowboarding, long distance running and spending time with his young family. He is married with three children and his family live locally in Ashford, Kent.
